About
Josh Hanawalt's approach to real estate is rooted in a lifetime in Colorado and a three-generation family connection to the industry. Born and raised in the state, he grew up in the foothills community of Conifer as well as in Castle Rock and Castle Pines, and he has never lived anywhere else. Time spent in Summit County, Leadville, and Fort Collins added firsthand knowledge of Colorado's varied communities, landscapes, and ways of life. Paired with 14 years in real estate, that background shapes the measured, analytical approach he brings to helping clients make sound decisions.
Before real estate, Josh worked as a firefighter, served on a search and rescue team, and worked at a local ski resort. Those roles demanded preparation, clear communication, good judgment, and composure when conditions changed quickly. He brings the same qualities to every transaction, where careful evaluation and practical problem-solving can change the outcome.
Josh works throughout Evergreen, Conifer, Golden, Pine, and the surrounding foothills, as well as Castle Rock and Castle Pines. He is also a contractor, with experience in home builds, numerous land transactions, and development projects. That background, along with his interest in real estate investment, helps him look past the listing details to a property's true potential and its possible challenges. As a skilled negotiator and relationship-driven advisor, he believes the best results come from thorough preparation, honest communication, and a clear understanding of what matters most to each client.
Josh and his partner, Kathryn Lampert, are the founders and team leads of EDITION. at SERHANT. Together, they pair his lifelong Colorado perspective with a shared commitment to personalized service, strategic representation, and hands-on guidance. Their complementary strengths let them approach each transaction from multiple angles while keeping clients' interests at the center of every decision.
When he's not working, Josh is out exploring Colorado, whether climbing, camping, dirt biking, or anything in between. He lives in the foothills with Kathryn and their dog, Lincoln.
